1. Pre-Construction Activity:

This is part of static stage of project. Though looks static, consumes around 70% of estimated project time.

  1. Design Development: conducting design chariots, design coordination with all stakeholders like architects, consultants, investors, contractors for closing the design, executionability for the project. Drawing management including DBR and process documentation coordination.
  2. Budgets: preparing of project estimates for hard and soft costs, preparing cost plans, updating during process of project execution as L0 to L3 levels, assisting in evaluation estimated ROI.
  3. Project Planning: Preparing project plans using MSP, resources allocation, resources management, MIS during project execution stage.
  4. Value Engineering: Process mapping, process updating, project planning, better material options, constructability options.
  5. Tendering: PQ matrix, standardizing the tendering process, preparing, inviting, analyzing, levelling, negotiating, recommending.
2. Project Execution:

This is dynamic stage of the project. Where actual ground breaking and construction activities begin. This consumes around 30% of project time. This stage depends upon three variables, people, strategy and operations management.

  1. Daily site control and execution planning: micro work planning, daily instructions and execution control.
  2. Project Planning: monitoring static Vs Dynamic stage of project, monitoring deviations and suggesting remedies to go back to normal. Assisting owners by providing dynamic stage data to keep track of estimated ROI, document controlling.
  3. Drawings management: monitoring GFC releases, RFI, shop drawings coordination and issuance.
  4. Quality Control: establishing product acceptable criteria’s and working towards managing the same during execution through PQ, ITP, Post Mortem reporting’s, reconciliation.
  5. Concrete Technology: developing the adoptable mix for the project design and performance parameters, sourcing, manufacturing, placing, caring and post hardening evaluations for required parameters. Optimizing the mix proportioning for designed performance parameters.
  6. Contract Administration: bills checking, extra items, rate analysis, cash flow requirements projection and monitoring. Various contractual obligations, records keeping.
  7. SHE: overseeing the SHE activities and plans and actively advising on disaster preparedness and mock drilling.
3.Post construction:

This is final stage of the project. After this project enters in to operation and maintenance stage.

  1. Snagging-Desnagging: assisting in takeover-handover process between contractors- PMC, PMC-Owner, Owner-User, values chains.
  2. Commissioning: protocol, testing, commissioning, stabilizing, obtaining CTO and handover
  3. As built docs: preparing handover documents, manuals etc and all as built drawings.
  4. Commencing announcement of DLP.
  5. Concluding final bills, advising demobilization, issue of final completion certificate.
